Aston Rose acts on the Purchase of Library House, Brentwood

Paradigm Land has completed on the freehold acquisition of Library House, Brentwood. The property, comprising 27,274 sq ft of modern office space, together with substantial parking, will be redeveloped to provide residential apartments. Aston Rose advised on the purchase. Permitted Development Rights (PDR) were approved in early March 2017 giving consent for a change of use to residential. Paradigm Land intends to extend the existing building by a further three storeys with the first to fourth floors providing 55 apartments and fifth and sixth floors providing 18 apartments, along with car parking, cycle parking and refuse storage. Kevin Neun, Associate Director of Investment at Aston Rose said: “We are delighted to have acted for Paradigm Land who acquired Library House unconditionally in the knowledge that a comprehensive residential development scheme was possible. As Crossrail opens later this year, further capital growth is expected in Brentwood and these newly revitalised commuter belt locations.” The vendor was represented by Kemsley LLP.
